In my experience, the Developer holds the majority of voting seats (by owning enough parcels in the development), so that they get the final say. (and in some states they can just set it so they always have the majority holding even after all lots have been sold).
Essentially HOAs are run by developers.


When the lots are sold the developer leaves. At least any place I have heard of. Most are run by HOA companies, which bleed the owners to death.

No, conservatives generally hate them because they are an unneeded level of government. We do not need someone to tell us what color we can paint our house or how we can landscape. HOAs are a detriment to freedom.

In newer cities, the south, southwest, and west; you often do not have much choice. Some states require them for new developments. Only reason I would ever buy in one would be if I get a condo one day. And I will only do that if BTC hits $2MM and I retire and travel for months on end and need a place I can lock and leave.

HOAs are fine for people who like to follow a bunch of rules and have someone else make their decisions for them.

No problem whatsoever with HOAs. Like many things, if you do have a problem with them, don't move into a development that has one? So to me it is a VOLUNTARY organization that you must have DECIDED to join by buying a house that YOU KNEW was subject to an HOA.

I live in a small development that looks like it has an HOA, but doesn't. Right in front of my house is a circle which has a few trees, bushes.... A neighbor asks each year for $75 for flowers, mowing, etc.... He has no HOA type authority. He also asks for $125 a year to mow a large berm at the entrance to the community. I happily write him a check for $200.
Last year he told me a neighbor threatened to sue him if he ever bothered him again. That he has no interest in contributing. He said around 90% just give him a check, 3 just ignore his request, and the 1 jerk. (Around 40 houses).

I wouldn't mind if it was taken care of by an HOA. Then everyone would be forced to contribute equally.

He does a freaking great job on the circle, by the way.

Exactly I see endless complaints and news stories about "I wanted to build X on my property but the HOA will not let me, its not fair".
You knew the codes and rules when you bought there.... Nobody is forced to live in a HOA. HOAs are designed to foster a certain appearance and environment.
They are not for everyone. Many people love them. Many people hate them. Move where you want to live and then everyone is happy.

I don’t like the concept of HOA’s...but I live in a lower middle class townhome community, and I know the place would be a dump without one.

This is true, but even with this there is a lack of protections for the homeowner.

HOA's have prohibited members from putting up flagpoles for example. They have called flagpoles "structures." Which is insane. There is little legal protection when the HOA decides to fine for any little thing. Many just become revenue machines for the management company they get turned over to. And lastly, too many laws that require them in new developments. Making it difficult in some places to avoid them.

My HOA recently cited me for my upstairs guest bedroom blinds being in disrrepair. The cat got into that bedroom and crawled around in the blinds and messed them up. It was a simple fix, I just went in the bedroom and straightened the blinds. They were not wrong but it was petty.

My HOA manages lots of houses and neighborhoods. It is so big that I only get charged $11 a month. I can't even complain about that.
At my age a Life In Prison sentence is not much of a deterrent.

I've been saying from the get go that these dumbass police state orders to stay home are ridiculous.

They cited me and fined me $50. All I had to do was go to the board meeting and show them that the problem was resolved and they waived the fine. I enjoyed the process even though I didn'tknow if they would waive the fine. I like getting up in front of people and telling them why they are wrong and I am right.
At my age a Life In Prison sentence is not much of a deterrent.
