From what I understand, during an extreme cold spell, there are actually few homeless that have to be picked up by the police because they don't know any better. Most seem to find these shelters when they need to despite the perception they're too mentally ill to function well enough to get to one. Some are, of course.

Best time to observe potentially incompetent homeless people is when they don't see you or anyone around. If they're really messed up their behavior is still messed up when they're alone. I've seen a few like that in Vegas.

What kind of a moron decides to go out and spec build a half billion dollar home?

He deserves the dunking stool.

C'mon, those few who can easily afford a home that expensive will undoubtedly have their own ideas as to how it should be built in mind as opposed to subscribing to Niami's idea of what a dream home should look like.

Plus his target audience is narrowed by his design choices; I for one cannot see Gates, Bezos or Musk wanting to have a nightclub in their home (that's kid's stuff).

A few people have tried to spec homes for record breaking prices. It never works.

One of the worst (image below) had to be partially torn down and the remaining portion was relisted for $5.5 million. It was once expected to command $275 million.


The home below (12 bedrooms, 21 baths) started at $250 million and included a fleet of pricy cars and staff for a year, went to $188 million, and then $150 million. It finally sold for a rumoured $94 million.



The world’s ultra wealthy have not shown a willingness to spend the same kind of money on a home that they do on things like megayachts or private jets. I think they would rather own multiple homes that can be bought and sold on a whim. The world's most expensive yacht was $1.5 billion (not counting a $5 billion yacht with 10,000 kilograms of solid gold and platinum).The $1.5 billion yacht is owned by Roman Abramovich, the Russian billionaire, and is called "The Eclipse" It has an intruder detection missile system, two helipads, 24 guest cabins, two swimming pools, a dance hall, hot tubs, a mini-submarine, armor plating, bulletproof windows, and an anti-paparazzi shield with sweeping laser beams.
