People always say the appraiser got it wrong. It was really bad pre-2008. One person delayed their closing so a comp in the building would give a higher value. Another said his place should be worth more because it had "a better view. That one I shot down right away. Yet another complained she was "on the greenbelt." That one my boss caved to. I was newer then and it was all lax so you had to kind of go along to an extent.

In 2016 I had more years under my belt and management backing me, plus arms-length appraiser regs. This time fewer demands but I remember one. One of the things I put in my email was "Zillow is NOT an acceptable source for value." When you say that they learn it will be next to impossible for all but a pro to appeal.

As to zillow my parent's house got reassessed one year and I fought it. Zillow had the value increase to the dollar of the new assessment.
